This senior property is a small community in the Pocket District of Sacramento, CA. The property at acquisition was fairly rundown and needed a full rehab. Very little of the original construction has had any real replacement since its build date of 1981. With this upgrade, the roofing, siding, windows, kitchens, HVAC, baths, and parking lots are being redone. The project is also getting solar panels for electricity generation, and highly efficient hot water heaters for gas use reduction. The hot water distribution system is being replaced in its entirety.
All of this is being competed without permanently displacing a single resident. The property for low income residents that are over the age of 62 and/or those who are under 62 who are also disabled. This property will now house seniors for a long time to come.
